The Belmont project has just closed, so the time is right to undertake a retrospective on the project, understand lessons learned and find improvement opportunities for our next project







Project summary:
- Property: 3 bed semi-detached house
- Location: Ballinlough, Cork
- ROI: 20%
- Timeline: 6 months
What went well:
- Safeguarded investor capital and earned them a lucrative return on their capital
- The project achieved the projected returns baselined at the start of the project.
- The investor capital was in the deal 6 months only. We purchased in April and the sale closed in October
- Restored a dilapidated building into a modern home for a family to enjoy
What didn’t go well:
- Identified issues with the felt in the roof, after project returns were projected. The felt issues with the roof increased costs and impacted returns slightly.
- Initial sale price was perhaps was too high. An alternative pricing strategy, could have resulted in a higher sales price
