When partnering with Single Step, investors can expect unwavering dedication to transparency, consistent communication, and providing honest assessments of both successes and challenges throughout the entire project lifecycle.
Identifying Promising Opportunities:
During the initial stages of deal shaping, we present investors with potential opportunities, accompanied by preliminary assessments of costs, risks, and projected returns. If an investor shows interest in a particular deal, we work diligently to secure it and move towards reaching a sale agreement.
Thorough Due Diligence Process:
Once a deal has been agreed upon, we initiate a comprehensive due diligence process. This meticulous evaluation involves various steps aimed at obtaining accurate return projections and assessing project risks. Our due diligence process includes:
- Engineers conducting a pre-purchase survey.
- Assessment of the Building Energy Rating (BER).
- Drain surveys.
- Detailed Statement of Work.
- Tender processes and cost assessments provided by builders.
- Valuations conducted by estate agents.
Following these procedures, we provide investors with a comprehensive understanding of the project's potential, including its vision and projected returns, as well as any associated risks. At this stage, we request investors to commit to the project and complete the remaining conveyance process.
Efficient Project Execution:
Throughout the project execution, investors receive transparent and open communication regarding the progress. We ensure the following:
- Regular Status Reporting: We issue status reports approximately every three weeks, which encompass the overall project status, including cost, schedule, and scope. The reports provide progress updates, upcoming work schedules, highlight any issues or risks, and include the latest project pictures.
- Recurring Steering Meetings: We can conduct regular meetings with investors to give them the opportunity to ask questions and obtain updates on the project's current state.
- Cost and Return Updates: We provide regular detailed and audited project costings, along with updated projected returns.
